The client looks after a number of commercial buildings which are occupied by health care service providers. The maintenance manager job will mean managing a small team of engineers and crafts person ensuring all building work is carried out effectively. Job Description

  • Will take responsibility for initiating responses to maintenance breakdowns in a timely and efficient manner in all premises identified above. Communicate and co-operate with clinical/office staff with all due sensitivity.

  • To ensure with the co-operation of all maintenance trades staff, that there is an effective and efficient response to breakdown and emergency maintenance tasks and to assist in the understanding of the nature of repair.
  • Provide all necessary documentation to carry out remedial action and all necessary feedback information.

  • Provide daily planned scheduled workloads across all trade groups for the Direct Labour work force for cyclical and breakdown maintenance with a particular focus of prioritising statutory maintenance requirement.

  • Responsible for informing E&F Management where statutory maintenance cannot be undertaken and return issued work dockets.

  • Ensure that the Help Desk is kept informed of the status of ongoing emergency requests.

  • Will take responsibility for all contract labour staff engaged in Building, Grounds and Gardening Maintenance with regards to City, Hackney, Tower Hamlets, Newham and Bethnal Green.

  • Ensuring that contract labour staff are made fully conversant with all Health & Safety Policies and requirements currently in place within the Estates function.

  • Will assist with E&F Management in ensuring that any Estates tradesman or agency staff are fully trained to carry out tasks assigned. Will ensure staff attend all statutory courses within the Trust and maintain records where appropriate.

  • Responsible for reconciling tradesman's daily time sheets with completed work dockets. Ensure signatures and adequate feedback are in place on completed dockets.

  • As part of the Estates maintenance team ensure that all trades staff are working to the web based maintenance job allocation system Micad. Monitor allocated work performance including non-productive, diverted and waiting time.

  • Responsible for advising E&F Management where there is a requirement to update and / or carry out new maintenance surveys for planned preventive maintenance purposes.

  • To inform E&F Management of the continuing malfunctioning and deterioration of maintained plant, provide information to assist in the compilation of back-log maintenance program.

    • Liaise with E&F Management and with Maintenance Technicians on the follow up of call out jobs undertaken outside of normal working hours from the previous day/night.

  • Responsible for the discipline of all maintenance staff, ensuring lunch and break times are adhered to. Maintains staff planner board for annual leave, sickness and any other absenteeism. Provides monthly analysis to senior management. Accountable for approval of clocked hours by each tradesman daily.

  • Inform the E&F Management where improvements can be cost effectively and qualitatively made towards the directorate objective and quest for the provision of a service of excellence.

The Successful Applicant

Apprenticeship in Electrical Engineering/Building Services Engineering. Recognised and registered by CITB, EITB or an equivalent apprenticeship recognition body


Can demonstrate having followed an equivalent structured training programme and having achieved similar recognisable qualifications in the Building trade.

Asbestos Recognition and Control.

COSHH awareness regulation compliance with boiler chemicals.

Safe working At Heights & Risk Assessments

Demonstrable knowledge of the statutory acts that relate to the maintenance supervisors core craft

COSHH/Asbestos regulations

Estates Health & Safety Policies & Procedures

Basic plumbing knowledge

Basic electrical knowledge

Instruct others on the above features and other aspects of work where appropriate.

Perform a wide range of work across other trades.

Understanding of safe use of all relevant tools & equipment.

Obligation to undertake training and to identify training needs of others where necessary.

Understand fully the inter-relationship between the various maintenance crafts

Possess excellent communication skills

To learn new management system approaches/IT Systems computer/ technical/innovations

Able to work in a team

Good communication

Computer literate/Facilities Management Software Applications.

Stock Control/Financial Purchase Ordering/Goods Receipting/Invoice Payments.

Planned Maintenance Scheduling.
